So it’s a great idea to ask a friend or family member round to throw a critical eye over your property, as they will help you see it through fresh eyes. Be sure to remove all clutter and de-personalise, and that includes putting your family photos into storage. Prospective buyers need to see themselves living there, not you.

4. Smell to sell
Clean and inviting smells can really go a long way to achieving a sale, so before each viewing, try creating some homely aromas by baking some bread or a lemon, or throwing on a pot of coffee. Fresh flowers are always a really nice visual and olfactory touch too.

5. DIY time
Remember all those niggly repair jobs you never got round to doing? It’s time to don your overalls and get DIYing. This is because anything slightly wrong – from dodgy flushes to broken door handles – will immediately be spotted by prospective buyers. And if you don’t have the time or inclination? Remember there’s no shame in calling in the professionals.
6. Be beautiful on the inside and outside
You never get a second chance to make a first impression and a house should be neat and tidy on the outside as well as the inside. So mowing the lawn, tidying up the garden and painting the doors and windowsills will go a long way to creating that all-important wow factor.
